Some developers view operations as a necessary evil and simply absorb losses while focusing management attention on real estate development, commercialisation, and sales. Hotel, club, and amenity operations often are used as loss-leaders – providing incentive programs in support of real estate sales.
However, most of these operations are profit centers in themselves and need to be regarded as such. Generating profits in each of these operations should be an important objective. And because these operations are integral parts of an entire community, upper management needs to assure that they work synergistically and at a consistent level of quality.
For example, if hotel operations are inadequate, real estate sales may decline because the hotel is no longer serving as an effective capture mechanism and prospect generator.
